Bayswater, Historic Building Renovation, Roof Extension and Addition of Basement MSJ recently provided a full architectural, structural and party wall service for the renovation and extension of a cottage in historic Mews in Bayswater. As a valuable asset, the traditional character and appearance were carefully preserved by preventing insensitive alterations and needless demolition. The original Mews was a small and simple building whose character was essential to preserve. With addition of the roof extension and a full basement the property was converted to modern and spacious accommodation in a heart of London. Although modest in size this it captures the complexity of construction on a historic building in a tight urban environment.

Norfolk, Historic Building, Remodelling, Renovation, and Extension MSJ provided a full architectural, structural and party wall service for the renovation and extension of this historic cottage in Norfolk. Leo Cottage, a 300 year old cottage, was reconfigured and converted into a comfortable holiday home; in full keeping with Norfolk’s architecture but cognisant of its sensitive rural location. Against this backdrop, MSJ delivered a dynamic and innovative building, interspersing the walls of restored original chalk with new cedar and flint, all sliced out with sharp windows and doors frames, covered by the reassuring hat of Norfolk pantiles. Fitted with modern services and rooted into its surroundings, it re-emerged as a warm and cosy but robust home, well suited for its often harsh surroundings.

Kings Cross, Wicklow Street, New Build House Kings Cross, New Build Home MSJ provided a full architectural, structural and party wall service for the new build, complicated infill site in Camden. New build two storey detached single family dwelling with a basement. The Client bought the site with an unlawfully built section of the basement. The site is infill site between grade II listed building (6 storey block of flats) and 19 th century terrace of four storey dwellings. The site is also within a conservation area. Modern approach was a right fit to create compact detached house in historic heart of Kings Cross.

Waterloo Extension, Remodelling and Renovation of Historic Building MSJ provided a full architectural and structural service for the Developer/Contractor Client as a part of a team. The scheme included extensions, basement excavation and conversion of offices into 17 flats, a gym and a supermarket. The building was of great historic importance so preservation, conservation and innovation was our approach. This project required regular site inspections to assess the existing structures and deliver fast solutions for the team.

Chelsea, Extension and Renovation MSJ provided full architectural and structural service for the renovation and extension of the five storey single family house in Battersea for a Private Client. We worked collaboratively with Clients interior designer. The five storey single family house with a basement was fully refurbished and remodelled including creation of the roof terrace.

Balham, Remodelling, Renovation, Extension and Basement MSJ provided full architectural and structural service for the renovation and extensions and full basement for a three storey family house. The roof addition and full basement extension transformed this Victorian terraced house into modern, spacious and light family house.

Kingston upon Thames, Extension and Renovation MSJ provided a full architectural, structural and party wall service for the renovation and extension of the corner property within the Conservation area. The Clients approached MSJ after unsuccessful application to extend the property. MSJ approach was to research and understand the contribution this modest, modern property to the Conservation area setting. Our proposal was simple and measured and it was approved later built without difficulties.

Southwark, Block of Flats, Remodelling, Extension and Renovation MSJ provided a full architectural, structural and party wall service for the change of use, renovation and extension of the end of terrace property within a Conservation area for Developer Client. Property was located in the heart of the SE1 area of London, one part was modern and the partially derelict historic part was built between 1880 and 1910, historically used as a workshop. The property was situated within the Conservation Area, adjoining the historically important Victorian terrace. The design called for a deep research of the character of historic setting and neighbourhood which resulted in sensitive proposal to the exterior and remodelling interior to create open-plan, split level apartments. The property was successfully converted into 5 modern apartments.
Wandsworth, Extension and Renovation MSJ provided a full architectural, structural and party wall service for the renovation and extension of semi detached Victorian property within Conservation area. After successful planning application for roof extension and rear kitchen extension, MSJ provided full construction drawings and administered contract for the Client. Here the timing was very important so the full advantage of MSJ’s integrated architect/structural engineer/party wall services together with choosing right Contractor for the job was essential to meet Client’s deadlines.

South Kensington, Old Brompton Road Historic Building, Renovation and Extension MSJ part of the Developer Client Team providing feasibility study, planning application and Clients brief for a Design and Build procurement. The proposals included change of use from HMO into residential, renovation/remodelling of existing building, including an infill extension into the adjacent building and addition of mansard roof extension including balconies at the rear. We worked closely with Conservation Officer and Clients interior design team to successful planning approval for 17 luxury apartments. After the Planning Permission was received, we were part of Client’s team to prepare the Brief for the Design and Build contractor. This included full assessment of the buildings fabric and structural proposal.
Belsize Park, Extension, Remodelling and Renovation of Historic Building MSJ provided a full architectural, structural and party wall service for the renovation and extension of terraced, historically important property within Belsize conservation area. After successful planning application for rear kitchen extension and remodelling to join two separate flat into spacious split-level apartment with first floor balcony, MSJ worked with Clients Contractor closely to deliver construction drawings as the speed of delivery was important for the Client.
Islington, Renovation, Extension and Garden Design MSJ provided a full architectural, structural and party wall service for the renovation and closing up existing small light well, including garden design to a Grade II listed building. The renovation proposals to the listed building were carried out sensibly and in close discussions with the Conservation Officer. Frameless glass enclosure was chosen to enclose the lightwell in order to minimise the impact of extension on the historic fabric. Choice of materials was important to compliment the building and add additional layer to this important historic setting.

Kingston, Remodelling and Extension MSJ provided a full architectural, structural and party wall service for the renovation and extension of semi detached Edwardian property adjacent to conservation area. The property was in derelict state and needed refurbishment, remodelling and extensions to create a modern house. Permitted development route was chosen for this property as the extensions satisfied the planning requirements and also the proposal created just the right fit for the Clients needs. The speed of delivery was important and also avoiding overdesign on the site, keeping the historic character and adding modern layer to the house was at the core of our approach. Combined service allow us to move fast through the planning and building phases meeting the Clients expectations.

Wimbledon, Renovation and Extension MSJ provided a full architectural, structural and party wall service for the renovation and side extension of detached property within Conservation area. The property was remodelled and extended to create spacious family room and kitchen. The extension fitted seamlessly to the existing building, creating flexible space for modern family leaving. As the proposal was fairly straight forward, technical specifications were developed during planning stages which allowed the Client to engage with builders early in the process, thus resulting in an efficient delivery of building project.

Surbiton , Electric Parade Renovation and Extension and Basement MSJ provided a full architectural, structural and party wall service for the renovation and side extension of light industrial warehouse within Conservation area. The property was fully refurbished and converted into a two separate commercial units. The intention was a preserve and enhance the historic character of the warehouse creating modern offices to rent. Currently MSJ are working on the proposal for planning submission for the roof extension and remodelling to create additional self contained residential apartment. MSJs proposals are including for MMB considerations and modular factory made sections of the new accommodation that will be assembled on site to minimise disruption of offices below.

Outbuildings, Various MSJ has designed numerous garden offices, some even with basements, appearing modest above the ground whiles creating alternative additional office space, play rooms, studios with garden . This type of small buildings have to nest within the garden and with envelope properly specified so that usage can be throughout the seasons.
Bromley, Renovation and Extension MSJ provided a full architectural, structural and party wall service for the renovation and extension of detached house. After successful planning application for full refurbishment and remodelling, including extensions, MSJ provided building regulation drawings, showing compliance, for the Client Contractor to built. A few site visits were required mainly to access the existing conditions.
